What moves the cost of restumping and house raising on the Gold Coast

The ground and the water around the house come first. The Queensland regulator says most Queensland homes are built on clay soils, that dry and wet seasons can cause sudden extreme volume changes and soil movement, and that cutting down a well-established tree next to a home could create a subsidence problem. It also says planting a tree next to a building can take up a lot of ground water and cause subsidence when fully grown. What a provider finds under the floor decides the method, and so the quote. A raise adds a height to reach: the City says residential habitable floor levels are to be at or above the combined defined flood level, with minimum freeboard of 300 millimetres, and its register lists defined flood level information at A$113.00 for each property lot for 2026-27. Whether that rule reaches a given job is for the City or a certifier to say.

Before you agree to a price

Ask to see the contractor's licence before you sign or hand over money, since the regulator says a licence is needed for building work valued over A$3,300. It says a domestic building contract must be written, dated and signed by both parties and agreed to before work begins, and that a contract is not required if the work is valued at less than A$3,300. Its maximum deposit is 20% for work valued at A$3,300 or less, 10% for work valued at A$3,301 to A$19,999 and 5% for work valued at more than A$20,000, and a contractor cannot claim more than 50% of the contract price, including the deposit, until at least half the work on site is done. You generally have five business days to withdraw from a contract, and the regulator says that usually costs A$100 plus the contractor's reasonable out-of-pocket expenses.
